Most location-specific programmatic content is generic fluff with city names swapped in. With this type of content, you won’t get any rankings, or traffic, and you shouldn’t even think about leads. Google (and AI search) can spot this from miles away. But for Planeco Building, we saw a big programmatic content opportunity that we didn’t want to miss. So we took a completely different approach, and launched this as a content engineering project.

Planeco Building is a bootstrapped PropTech from Hamburg

Planeco Building helps homeowners and commercial property managers navigate regulatory challenges around building permits or change of use permits. How we built the cluster

We researched content opportunities “one step before” the service. In our specific case, users need to understand local regulations before using the service. What’s great about this cluster is that there’s not a lot of noise on the SERP (like Google Maps or local service ads).

The gold standard page

We created one perfect page manually with deep research, proper structure, and genuine value for the target topic. This acted as our gold standard page for the location-adjust content. We used this as a key component in our context engineering process for the workflow.

How we built the workflow

We set up an AirOps workflow that checked the Top 10 results on Google, did a Perplexity Deep Research (Pro tip: Name specific trustworthy source types to ensure the context is top notch), did stock image research, generated custom meta titles and descriptions, added structured FAQs, and generated the full body content. From there we did spot checks and final touches (human in the loop).

243 Top 10 rankings after 72 hours

The whole cluster went live on September, 5. And on September, 8, we already had 141 pages ranking Top 3, and 102 pages ranking Top 4–10. Over the next weeks, the rankings remained very stable with some expected fluctuations.

5,310 net new clicks despite AI Overviews/AI Mode

Most of the keywords we targeted had 0 search volume, if you would believe Semrush. We ignored that on purpose, because we knew that people were researching this topic. Driving 5,310 net new clicks (no cannibalization with other content) to the site, despite AI Overviews/AI Mode is a strong signal that audience intel beats keyword research.

Mentions and citations in AI Search

A key signal of success besides traffic from Google is getting mentioned and cited when users turn to ChatGPT, Perplexity & Co. for their research. That’s why we were particularly happy to see Planeco Building being mentioned very shortly after launching the cluster when seeking for assistance with the building permit requests.

60+ leads generated in less than 6 months

The cluster went live in a MVP version, with lots of room for improving CTAs, integrating lead magnets, and overall conversion optimization. Still, it’s already driving high quality leads (email + phone number).
